I don't see a Home Designer Essentials on the website. Is this an older version? That's because snaps are off. If your snap grid is set to 1", things will move in 1" increments.

I'm guessing you have Auto Exterior Dimensions turned on. You can turn them off, you can delete them (Edit>Delete Objects), or you may be able to hide them with Layer Display Options. If you delete them, you can get them all back by turning Auto Dimensions back on.

I'll try and tie things together. The way your walls are structured prevents the program from running the exterior surface down to cover the gap you are seeing. Building the floor framing fills in the gap (with wood using the default settings). That's why the suggestions to fix the walls. In the US, a SIP is typically two outer skins of OSB, or plywood, with a foam core. You can get them with a finish cladding on the interior and exterior, but they are the exception. Don't know about where you are, but here, the exterior cladding is normally attached after the walls are placed.

Draw the pony wall. Take an elevation. Select the upper or lower part of the wall, break it with the break tool (3 on the keyboard), shape as needed.

You are missing the floor framing, not the floor. Build the framing and the gap will fill in. Your finished floor surface is there in a camera view.

Check your wall layer definition. Those SIP walls confuse the program. I moved the exterior material outside of the main layer. Next door (eric).plan

Does Interiors have the ability to set the wall thickness? This is from Suite. Maybe the extra $20.00 is worth it? For the sofa, it's usually a good idea to attach the plan file -- make sure it's not open in the program, for this type of problem. And let us know where the sofa came from. The library or other website.- 2 replies

@Griffin Are you using Chief Architect or one of the Home Designer titles? I believe only Chief has the ability to create Layer Sets.

In the build roof dialog, set the pitch of the roof to match the sloped ceiling. Set the high wall to high shed/full gable. Set the end walls to full gable. In the Room Specification dialog, set the ceiling height to match where the sloped ceiling intersects the wall. Turn off Auto Rebuild Roof. In the Room Specification dialog, set the ceiling height to its proper height.

This is something the program does not do well, and has been discussed here in the past. There are multiple ways to do this. Here is a thread with some answers. https://hometalk.chiefarchitect.com/index.php?/topic/2320-interior-dogear-arch-over-barcounter/ You may need to use a soffit to fill in where a wall is needed.

The roof planes on the right garage are higher than the left. The outside walls don't align right to left side -- check your dimensions. When you draw a layout like this, draw 2 rectangles to form the basic outline, then remove the unneeded walls. This insures everything is aligned. You have a mix of 4 and 6 inch walls which need to be accounted for. That roof will easily auto build too.

I provided links in the post just above. Very many answers can be found with a bit of searching. Did you try using the Auto Stairwell tool? I'm sure Help explains how to use it. Select the stairs, click the tool, you get an opening in the floor above. Did you review the Open Below room type in Help? Did you watch any of the YouTube videos?

Looking closer at the plan, I see the baseline of your roof plane is well outside the wall. Roof planes need to be drawn with the baseline over the outside edge of the wall. You can change overhang and pitch in the Build Roof Dialog before drawing in the roof plane.

I deleted yours and drew in one -- no problems. You can always move it up using Transform Replicate, or by opening the Roof Plane Dialog and raising the Baseline Height.
