    Permit requirements

    You need the Actual Building Plans for the Permit and the Engineer use the actual plans to calculate the structural Info (no#2) such as Beams and Load Points , The Truss Engineer does his stuff separate and most City's also require Mech. Air Engineers Report too. With luck you wont need a Land Survey ,(BCLS) if you have a current one. But you haven't said what you are doing either , new house ,addition, garden shed , Bathroom Reno ? they are all different........

    Not sure where you are In BC , Van? but it will depend on the City, as I know a lot of City's no longer allow hand drawn drawings and usually the Eng. has to do his structural Drawings before you get a permit if they are needed as those details are part of the Permit Set. M.

    Not in Suite , it is one of the Limitations , there are no Cross Sections or scaled Elevation views AFAIK and you cannot use Text or Dimensions but with a Exported JPG of the Elevation , you could add Text etc in a Program like Paint ,but I am not sure the City will accept them as they wouldn't be to Scale , you could ask them. Pro can definitely do this , but I am unsure how far HDA can , , a HDA User or Perhaps DJP can clarify that for you , if you want to upgrade , or perhaps call the Sales/CS 1-800# and ask. , you do get the cost of Suite back as a rebate AFAIK though. If you want someone else to do it for you, Myself, Eric (Solver) or David Potter (DJP) could all likely help you with that , but you could also get the Upgrade to Pro and do it yourself. some of the information is in the Product matrix here https://d37kxq42vikeaj.cloudfront.net/1/pdf/product-info/2016/comparison-matrix.pdf on pages 5 and 6 M.

Your Default Deck Room should be setup to have no floor finish layer ,just the planks and joists , so I am not sure how you got the limestone , but suspect it has something to do with those SIP walls, their Alignment and and how you get Room Definition. I didn't have the floor change in the rooms (2014 vs 2016?) but I also dropped the Deck room Floor height 50mm , (slight step down.) which may have broken any connection. The broken wall I mentioned in post is still there with the little broken wall under it , I broke the wall again just now and deleted the small piece and joined it back , and all seems well for now. You might want to make those Bifold Exterior Doors wider if possible as like all Bifolds they open into their own Opening and take up space making the Opening smaller , so 2000-2100mm maybe better.
  7. to get the Basement level , also called the Foundation Level , goto Build >Floor > Foundation however you should set up the Foundation Defaults 1st , which are in Edit>Defaults>Foundation and set the type and height etc . I didn't notice you had 2015 sorry , I actually used X7 (same as 2016) to make the fence Symbol , Pro can't make Symbols unfortunately, but not sure my two fences are worth the $99 upgrade price The 1st one I posted is actually two fences stacked on each other , the trick is to check the box for retaining wall as well as railing for the lower part , this allows a second fence to be built on top , (normally it would be a stone fence for eg. with wrought iron on top) so bottom fence was 24" high with solid panels set to Rails>horizontal and the upper fence was set to 48" high with panels set to Cables , and the raise bottom rail setting at 24" too and I used 2 Slabs set to Cedar color for the top caps. the two fence technique is explain more in this Tutorial http://www.homedesignersoftware.com/support/article/KB-00996/

I like your Fence , so decided to add it to my Library along with the one shown above , so here it is for all to use : Cedar and Cable Fences.calibz these are made in X7 so only 2016 will be able to import them . (but see instructions below) let me know if it doesn't work as expected and I'll try to fix it.
  10. it is possible to get close , with more manual work to make the lower wood 1x6 and 1x3's rails you could do it no problem I think , I did this one with the Library cable rail AND the library Rail item ..ie I used two fences/railings and then two slabs to make the top 2x4 rail and 2x6 top cap. I did this in 2016 trial to make sure it works
  11. that is strange , in x7 that stove is under the countertop as in the pic in #14 ....I also thought perhaps it was a bad symbol. M.

  13. 2014 is obviously handling things differently in some cases , the Stove is a weird one for sure. If you say the wall overhang is right , then it's ok though I am not sure it is quite right? it looks like you'd hit your shoulder on it the Limestone is cos , you have the decking set as limestone on the structure tab and on TOP of that you also have a 12mm thick floor finish which is limestone on your deck too ...normally decks don't have a floor finish by default and the deck room is at say -50mm floor height so water cant get in the doors... - you also need to change the Deck room Fill to horizontal hatch or solid or in plan it will still look like tiles - and you will need to pull the dividing wall and it's foundation down below the deck in a elevation view so it isn't seen .

  16. yes it is very important to understand that EVERY VIEW in HD software has its very own Display Options DBX accessed while that view is active. So... Turn on Attic walls in any 3D view Turn them off in Plan View if you want to per the KB article.

  18. place a hidden switch perhaps and connect it instead so it looks right on each floor , or connect it to a switch then drop the switch below the floor level or something like that perhaps ? M.

  20. perhaps I misunderstand ? but if you don't allow Attic walls to display ( in Display Options) what would you expect too see ? , the Walls are likely generating , you just aren't allowing them to show.... M.

Not pickin' on ya ...though it may seem like it but.... you have fixed the Wall break upstairs in this plan BUT the one downstairs is back .... if you want to see what we see in the newer versions ,download the 2016 version Trial and it will show the breaks with a circle coloured your selection colour at the break ...as you can see below mine is pink... if you turn on your reference display you can also see better how your upstairs leftside bathroom wall overhangs the stairwell as Jo Noted. And I think She meant your cooktop in each unit is about 150mm too low , the elements are under the countertop. you have broken your carport storage walls up to somehow. Your LH unit entry is showing the insulation cos you used doorways to "cut" the openings in the Walls , instead take the exterior walls around the L Shape and use a slab for your corner post ,coloured Whipped Cream to make your corner support post. ( fixed pic below)
  22. I have no problem at 1" on a two Storey House but on a one Storey you will run into what I call the 12" bug possibly, see pics. since yours is two storey I don't know if it is just Suite or not ?
